An inspired piece of community planning has spawned 83 flats above a new primary school in east London.

The one-storey, ground-floor school building runs below several apartment blocks and opens on to a multi-use games area and play park.

Called Bow Garden Square, the apartments have floor-to-ceiling glazing and balconies looking over a landscaped square with the City and Canary Wharf as a backdrop.

IT manager John Liao, 35, pictured, moved there from Greenwich, paying a little under £650,000 for a two-bedroom duplex.

He says Bow’s excellent connections and ongoing regeneration were reasons for buying.

“Investment-wise the area looks a good bet. I also like the mix — it’s arty and urban and close to the river.”
